I recently relocated to the Temecula Valley from Orange County because I was inspired by the community’s friendly residents, natural beauty, and great mix of entertaining activities. A great way to get to know me is to have me answer a few of your questions;
How do you know the Temecula market?
Prior to moving here, I spent over 18 months on a daily basis scouring the multiple listings of all available homes. My time included researching the different communities and actually visiting/previewing hundreds of homes. I observed how quickly well priced homes sold, and to my dismay, had numerous offers denied. The positive results are, I am now very familiar with the many communities here and what buyers are willing to pay for a home in each community. Furthermore, I have worked with many real estate agents from a buyer’s perspective and will utilize these relationships when negotiating for my clients, both buyers and sellers.
What is your experience in real estate?
From 2000 – 2010: A real estate investor in the Orange County market. This provided me with valuable experience in evaluating markets and thus acquiring undervalued homes, remodeling these homes based on certain guidelines, and marketing/selling the homes in both growing and declining markets.
From 2010 – Present: A real estate agent, originally based in the Coachella Valley (from Palm Springs to La Quinta) and more recently in my home county of Orange County. This is advantageous for my sphere of influence also includes many people who want to relocate into the Temecula Valley.
Why did you get into real estate?
It was a natural progression based on what I discovered when I co-founded Pacific Fitness Corp. (PacFit), which designed, manufactured, and distributed exercise machines worldwide. Reflecting on PacFit days, I realize to be successful one must follow their passion. Passion creates excitement, which leads to action and perseverance of doing whatever it takes to accomplish ones goals. I also attribute PacFit success to the respectful way we handled all of our business relationships. We truly honored our customers, demonstrated by open communication, a sincere interest in their concerns, and proclaiming that it was a privilege to work together. Today, I bring that same entrepreneurial spirit, integrity, and dedication to the business of real estate.
“Let me passionately honor you as a client. I will provide reliable, quick response service. I will listen to determine your needs and desires. I will provide clarity and partnership from start to finish. My education focused on business economics, therefore, I enjoy analyzing the current market and utilizing this information to my clients advantage. I will always strive to provide true value in your home ownership. I thank you in advance for the opportunity to serve you.”
Norm is awesome! We met him at an open house and knew that he was the real estate professional for us. He works hard, is very knowledgeable, and got us a great deal on our home. We have since become great friends as well. If you’re looking to buy or sell a home, Norm Richards is your man!
We met Norm and Kathryn at an Open House more than one year before we were ready to buy in the Temecula Valley area. They stayed in touch and we felt comfortable working with them. Their patience in showing us many homes for our specific needs is something we value. The knowledge they both carry about the market allowed us to negotiate below the market value on our purchase and maximize the sales price of our home two years later.
When we needed to move to be closer to our work and friends, Norm and Kathryn spent countless days looking with us in the Los Angeles County for a new home. Both study the market well in Southern California and will accommodate any needs. Even though we were not satisfied with the homes we saw due to the Los Angeles County homes being older and more expensive compared to the Temecula Valley homes, Norm and Kathryn have become trustful friends who will continue to help us through stressful times. When the time is right for our family to return to the Temecula Valley, we will reach out to Norm and Kathryn for their knowledge and experience about the market to help us find an even better home.

We met Norm a few years ago and mentioned we were seriously considering moving to Temecula. He periodically checked in with us to provide updated market information. Last February when we were ready to come to town to look for a house, Norm met with us the first day and spent a lot of time talking to us about our wants, needs and priorities for our new home. He reviewed price information and showed us different neighborhoods on a map to get us more familiar with the area. Norm spent three very full days showing us houses. Although that trip didn't result in an accepted offer for us, it helped us pinpoint where we wanted to live. For several weeks after our visit, Norm sent us new listing information and eventually he went to see a house in the community we wanted to live in. Through many more emails and phone conversations, Norm put together our offer and we were on our way to closing. We came to town to do an inspection and Norm facilitated that ahead of time and brought a contractor to meet with us to help us figure out what we would need to do to make some repairs after our closing and at what cost. Since we were essentially buying our home "long distance" we relied on Norm a lot and he always went above and beyond to keep things moving forward and to put us at ease. Norm made multiple trips to our house to get things accomplished that we couldn't do ourselves. We feel extremely fortunate to have met Norm and Kathryn and hope that they will be our friends when we eventually move into our home. Norm also referred us to a wonderful property manager who is managing our home until we are ready to make our move.
